We handle the full range of NSW property transactions

From a first apartment to a rural holding, ConveyAbility has the experience to manage your transaction from contract to settlement.

Not all property transactions are the same. Each property type comes with its own legal framework, its own searches, and its own potential complications. ConveyAbility handles the full range of NSW conveyancing — so whatever you're buying or selling, you're in the right hands.

Residential Houses

The most common transaction — but still one that demands careful attention. We review the contract, conduct all required searches, advise on title, easements, covenants, and planning certificates, and manage settlement through PEXA. Whether it's a family home or an investment property, we make sure you know exactly what you're signing.

Strata Units and Apartments

Strata properties come with an additional layer of complexity — owners corporation records, levies, by-laws, and building financials. Once you have read your strat report, we can advise on anything that might affect your use or enjoyment of the property, and ensure settlement is handled correctly. We act for buyers and sellers of strata lots of all sizes.

Off-the-Plan Purchases

Buying off-the-plan means exchanging on a property that doesn't yet exist. The contract is long, the sunset clauses matter, and a lot can change between exchange and settlement. We review the disclosure documents carefully, advise you on your rights under the contract, and monitor the process through to registration and settlement.

Rural Properties

Rural and semi-rural properties often involve additional title considerations — Crown land boundaries, water licences, easements, and zoning. Searches differ from metropolitan transactions, and settlements can be more complex. We have experience acting for buyers and sellers of rural land across NSW.

Retirement Villages

Retirement village transactions involve specific legislation — the Retirement Villages Act 1999 (NSW) — and a disclosure framework that is different from standard conveyancing. The contract documents can be lengthy and the financial arrangements varied. We ensure you understand the terms before you commit, and manage the transaction through to completion.

Non-Sale Transfers

Not every property transaction involves a sale. We handle a range of non-sale transfers including family transfers, transmission applications following a death, transfers pursuant to a court order, and changes to ownership structure. Each situation has its own duty and title implications — we can advise and act for you.
